Don't think the 2nd phase was just office space.  Pretty sure football is looking for its own gym space, meeting rooms and physical therapy/treatment in addition to offices for the staff.

It just seems 40MM is a huge number for the facility.

Miami is spending 34MM on theirs and Houston is spending 20MM on theirs...

Gym/weight room that doesn't have to be shared?

Meeting rooms and therapy/treatment facilities?

I'm guessing those help.  There would be no sharing of the current weight room.

Lotta millions for that.

I think it's more of a recruiting tool.  My guess.

I could go on a whole diatribe against this but won't.   However, I had a very successful club basketball team out here that had no amenities. Just dirt, sweat, scrapes and bruises.  Worked out good for them with a handful playing D1 NCAAB.

We won't win an arms race, we should know that.
