I'm not 100% sure what you mean by "holes", but only area that seems to be "open" is the student area. The rest of the stadium seems to be contiguous.

Yes, the South side of the stadium will contain suites, loge boxes, and premium club seats. 

There will also be a field level club area, which would likely be on the East side of the stadium.

I still don't get the appeal of those but there apparently is ...

Near where the team comes out. You can have a different club amenity that some would like.
