Regentrification knows no bottom, I’ve seen far worse areas torn down and become hot spots. The worse it gets the cheeper the land gets and the more sense it makes as you can buy a greater sphere influence at a fraction of the price of the area you want to build.

That’s awesome if you can wait 15/20 (and that’s being conservative for that area) years to get a return on that investment.

Brooklyn, Wynwood and countless others seem to speak to it being a sound business model and it has worked just fine in places I would have been far less likely to visit than Temple Terrace. You get the right investors and the right government to provide tax breaks and investments and boom before you know it you have a whole new city populated by the finest hipsters the world has to offer.

Miami and NY have far more wealth than Tampa and are higher density than North Tampa which means it can happen much quicker.  It would have to happen one house at a time and one apt complex at a time in the University area.  This would take forever and many people do not want to invest in the rebuild if they don’t foresee the neighborhood improving at a more rapid pace.  Also it appears the gentrification is happening in West Tampa closer to downtown and still has a ways to go.

Agreed it could never happen one building at a time as that has been tried and failed but if there was a concerted effort and someone got a large holding, stranger things have happened. Basically the mall is the keystone and if the right developer got it for the right price with the right government in place there is a chance but as long as the university mall exists the area will be a **** hole.

I can’t believe this mall is still open, Covid might kill the rest of it and someone with deep pockets and a vision can swoop in.  I am not holding my breath.
