I think the University Area will get a boost, if the Tampa Innovation Alliance really gains traction:

The university area has a confluence of governments: FDOT, city of Tampa, and Hillsborough County that make development a little difficult. If the anchor entities that comprise the alliance and government can all get on the same page, look out.

Nothing will ever beat Beta 1 West (B1W) circa 86.  It was a run down dump, but it was all ours and we tore it up.
